Time to Save Money and Lose Weight in 2016
2016 is rounding the corner and almost here and people are starting to set goals and new years resolutions now. I want to help you lose weight and save money the best way in 2016! Here's a few tips that I've used and will GREATLY help you accomplish that goal! If you follow these steps and lose only 1lb a month in 2016 you can easily lose 12lbs! In 2015 I've changed my world and lost 30+ lbs
- If you DON'T go to a gym regularly...then don't get a membership or just cancel the one pay monthly on and don't use!
- Instead workout from home and set daily or weekly goals
- Try exercises that work your chest, triceps, biceps, back, legs, and even your BUTT!
- Don't buy expensive home equipment to help workouts
- Instead buy cheap home equipment that cost under $25!
- Try push-up stands, ab roller, a cheap pull-up bar, resistant bands, etc
- Don't try these fad diets or expensive plans or coaches
- Instead track your food on a free app "Myfitnesspal" It's on ALL phones or computers!
- Be accountable for your daily calorie intake
- Purchase a cheap digital scale from Walmart and USE IT! Measure your food and weigh it! You will shock yourself at how much you are use to eating
- BALANCE your Calorie intake and make it proportional!
- A basic plan for people who are not vegetarians or vegans is a 40-40-20 split.
- This means for all your calories 40% is Proteins, 40% Carbs, & 20% from Fats.
- "Myfitnesspal" can easily help you divide all this in the personal goal settings and daily diary tracker! One stipulation....You HAVE TO use myfitnesspal which is FREE!!!!
- Look up online how to find your calorie maintenance free and try staying in a calorie deficit
- From here it's as easy as staying in a calorie deficit while staying active daily!
- Here's a great link to help you figure yours out: Calorie Maintenance Website
Hope you have a Happy New Year from the ChaversTeam. If you have any questions please ask!

CRISIS Joins to Tackle Our Traffic Problem
There's a new Coalition called CRISIS that's joining the business industry to help tackle the traffic problem in Baton Rouge area. CRISIS stands for "Capital Region Industry for Sustainable Infrastructure Solutions."
The Capital Region has long had serious traffic problems, and business leaders have long complained about government’s inability to fix them. This new business-backed coalition is hoping it can help find and implement the solutions before things get too much worse.
“Various groups have been working separately to address the issue, but timely and substantial solutions have not been forthcoming,” says John Pacillo, operations director with Mexichem Fluor and chairman of the Greater Baton Rouge Industry Alliance. “It’s time for industry to take a more active role and get more involved.”

Excited After Wealth Building Class
Today we had an amazing class with Adam Pitts from the Summit Group on Wealth Building. He spoke on the topic of true investment in real estate. The real estate market constantly on an up rise and even if the market dips its still better than more secure than stocks.
When you put money into either flipping a home for quick cash or actually investing into rental property for long term wealth both can be great for any home buyer depending on where he/she stands. We, the ChaversTeam, are definitely looking into getting into rental property other than our own home being used for rental in the future.
We are looking to invest, but if you are ready to start investing into your own properties don't hesitate! This could be the best retirement set up for you! Call us or email us @ Chaversteam@gmail.com

Ever Think Helping Your Kids Could Be A Smart Business Move?
(Photography by Don Kadair: Dee Keller) |
Dee Keller decided to help style her daughter's Texas dorm room for her and her roommates which led to an entire business line for this Baton Rouge Designer! Moving into a dorm room can be a jarring experience for a college student. After all, dormitories don’t have a reputation for being the homiest environment.
So when Dee Keller, a Baton Rouge-based interior designer, prepared to send her oldest daughter to college more than 400 miles away in Austin, Texas, she wanted to make her daughter’s new home as comfortable as possible.
Drawing on her 20 years of experience designing homes, Keller worked with her daughter—and her daughter’s three roommates—to design a customized room that reflected their tastes, interests and personalities, and to give them a place that felt like home amid all of the life changes they were experiencing.
The room was a hit, not only with Keller’s daughter, Brighton, and her roommates, but with other dorm residents and friends.
“Everyone wanted to see what she’d done to the room,” Brighton Keller says.
Dee Keller likely did not imagine that her maternal instinct to make her daughter comfortable would lead to a successful new niche for her interior design business, Dee Keller Designs.
But that’s exactly what happened. Today Keller works with students who live in all types of collegiate housing—dorms, apartments, sorority houses—at 10 universities, including LSU and other Southeastern Conference schools and schools in Texas. And her client list and universities where she works continues to expand.

Abnormally Tall Grass?
It's Actually Not a Surprise! Why??
If it seems that grass around the Baton Rouge and surrounding areas is abnormally high, that's because it actually is higher than normal!
The city-parish has actually fallen behind this summer in cutting more than 1,000 miles of grass that lines the public right of ways, streets, state roadways and even the interstate.
The Parish officials attribute this problem to several factors.
1. June was a VERY rainy month AND work crews fell behind due to the amount of rain.
2. Through July and August ended up being somewhat drier.
The assistant chief administrative officer Carey Chauvin says it was difficult to catch up.
So does it seem like grass is higher or local job crews who work outside are behind?? Well guess what pretty good chances they are because they are catching up on June's constant rain.

What Every First Time Home Buyer Should Know About Home Loans
First-time home buyers who work with us often have the same question: Should we or shouldn’t we get a first-time home buyer loan?
In fact, there are a number of advantages and disadvantages attached to this type of loan.
So today, we thought we would take a few moments to share with you what you can expect from getting this type of loan as a first-time home buyer. That way, when it comes time for your to decide how you’re going to finance your first home, you’ll have all of the information you need right at your fingertips.
First-Time Home Buyer Loans 101
A first time home buyer loan offers financial assistance to qualified buyers by utilizing a variety of methods:
- Very low down payments or none at all
- Subsidezed interest costs
- Grants
- Forgive loans
- Defer payments
Generally speaking, the best candidates for this type of loan are home buyers who have never owned a home, although those who have not owned a home in more than three years may also qualify.
With these types of loans, certain restrictions may apply in order to qualify. Thus, it’s important to research beforehand whether you meet those restrictions.
First-time home buyers should also be aware of the specific restrictions attached to using the loan. These may or may not include:
- Being prohibited from buying homes in higher price ranges
- Being required to make the newly purchased home your primary residence
- Being prohibited from renting the home to others
These types of loans are certainly great for those buyers who otherwise might not be able to purchase the home. But there are some disadvantages to this type of loan.
Some of those drawbacks include:
- Buyers are limited to the type of home they want by price range
- Buyers may not be eligible for certain program benefits if they sell their home before a predetermined time limit.
- Buyers may have a limited number of loan types to choose from.
- Buyers may have to pay for recapture taxes in exchange for benefits they receive through the program
For these reasons and more, some first-time home buyers may find it just as beneficial to get a traditional loan, although this should be considered on a case by case basis.
